Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

6, 9, or 12 months.

What does it cost to move in?

Prorated Rent, Security Deposit, Admin Fee, and Pet Fees/Rent.

Are utilities included in the cost?

No utilities are separate and are 100% resident responsibility.

What's your pet policy?

We allow 2 animals per unit. Under 100 lbs with breed restrictions. 1st Animal $200 nonrefundable pet fee, + $100 refundable pet deposit. 2nd Animal $200 nonrefundable pet fee, + $100 refundable animal deposit. $35 in animal rent a month per animal.

What is your guest policy?

Guests are welcome at this community. However, if you would like for your guests to use the recreational facilities, you must be with them at all times. Guests should limit their stay to no more than a one-week duration per visit unless prior written permission has been obtained from Management. The pool is for the resident’s use, however 2 guests per apartment is acceptable.

Do you require apartment renters insurance?

We do require renters insurance with minimum liability coverage of $100,000.00

How do I pay the rent?

Online at or in person with personal check, money order, or cashiers check. We do not accept cash at all.

How are repairs taken care of, especially in an emergency?

We have an emergency maintenance line setup for residents. They also can call during office hours to submit work orders, or go directly online to the website to submit a work order.

Is there public transportation nearby?


How often does rent go up? By how much?

At renewal rent is increased, depends on unit and market value at the time of renewal.

What is the parking situation?

1 designated parking spot per unit. Unmarked parking spots available for guests or 2nd vehicle. There is also street parking.

Are there plans to update the building?

This is a new community, so there is no need to.

Is there a penalty for breaking my lease?
